DVD Picture Freeze

Does anyone know what causes a DVD to start pixelating and then freeze the picture? I've only had this happen on a couple of DVDs (crouching Tiger,Hidden Dragon & T2 special edition). I have a Pioneer 434 DVD player, Denon 3801 and Atlantic Technology speakers using a Toshiba 35" TV, which is the weakest link, I think.
The picture freezing locks up the remote and I can only exit to the menu and then forward to another chapter to get it going again. Any suggestions on the cause?
