Trouble with Pioneer DV-AX-10

I have a Pioneer DV-AX -10 for my home theater system that I use very infrequently. Lately, I am having problems with most DVDs. Brand new DVDs wont play or stop after sometimes. Squares of various colors and size will start floating on the the screen and picture will freeze or go to slow motion with or without the audio being distorted. The smae DVDs will play fine in other cheaper DVD players in the house.

What do I do ? IS this a cleaning issue ? I have never cleaned the lens in last 3 yeears(never needed) or is this a dying unit having software compatibility poroblem ?
